Welcome to the eighth edition of What’s up at Cité Midtown?, the newsletter of Urban Capital’s progress in delivering Cité Midtown.
CM3 COMING THIS MONTH, EXCLUSIVELY TO EXISTING CITE MIDTOWN PURCHASERS AND RESIDENTS
We are pleased to announce that starting this month we will be launching CM3, Cité Midtown’s third and final condominium phase. Containing a total of 187 units, CM3 will be perfectly positioned between Cité Midtown’s public park and its outdoor pool, with a stunning two storey connecting passageway containing an outdoor fitness station (similar to what’s currently between Phases 1 & 2) and other amenities.
For the time being CM3 will only be available to Cité Midtown’s past purchasers and existing residents. We anticipate launching CM3 to the general public in the new year.
From affordable one-bedroom units starting at the low $300,000s (plus tax) to 1,600 sf rooftop penthouses, CM3 will have something for everyone. And as an existing owner or resident, you will receive up to $40,000 off our public launch price.

PHASE 4 OF CM TO BE A RENTAL BUILDING; CONSTRUCTION STARTING THIS MONTH
At the same time as we will be releasing Phase 3 to existing CM purchasers and residents, we will be starting construction of the last phase (Block 1.4) of Cité Midtown as a rental building. This building will continue the high quality architectural design of Phases 1 to 3 and will share the garage and amenities of these other phases, contributing to their maintenance and operating costs just as if it were the fourth condominium building.
Construction of the Phase 4 building is anticipated to take 20 months, with completion in mid to late 2026.
UPDATE ON REMAINING AMENITIES AND PUBLIC PARK
To date we have delivered Cité Midtown’s gym and yoga centre, the first (of three) outdoor fitness stations, the kids playroom, three lounges and a hobby room.
Still to come are a workshare space (to be located in Phase 2), the café/bar and outdoor pool (to be located in Phase 3), the splash pad and two more outdoor fitness stations.
You may notice from the above that we switched the location of the work-share and café/bar locations. Our feeling was that the cafe/bar would be the more used amenity, so the larger Phase 3 space was better suited. Also, the Phase 3 space offers more prominence from the street, which should help ensure its success.
These remaining amenities will all be delivered concurrently with Phase 3, anticipated for early to mid 2027.
Also to be delivered with Phase 3 is the city’s public park. We are told that the city has begun design work on this piece of the Cité Midtown puzzle, but we have not seen anything yet. As soon as we are able to share anything with you we will do so.

AISLE 24 TO BE RELAUNCHED
As with you, we are aware of and share your disappointment with how your Aisle 24 store has been provisioned to date, with empty shelves and outdated product.
We have been in repeated contact with Aisle 24’s ownership, who have now promised us that the store will be restocked by December 1st. They have also promised to have a re-launch event, in coordination with Wilkar, your property manager, so stay tuned.
THE MARCEL-LAURIN OVERPASS RECONSTRUCTION IS NOW COMPLETE!
The city’s reconstruction of the Marcel-Laurin overpass is now complete. The overpass brings a dramatic improvement to the neighbourhood’s municipal infrastructure, including modern and colorful guardrail design, and incorporates a multi-purpose bike path.
The completion of Cité Midtown’s intersection with Marcel-Laurin has been proceeding in parallel with the overpass, with the final traffic lights due to be installed and operational by the end of the year or early 2025. The intersection will allow traffic to turn left into Cite Midtown from the south, as well as better control the ability to turn right towards downtown. The intersection will also now facilitate pedestrian and bicycle traffic, while additionally creating a more direct route to the Du College metro station.
LANDSCAPING ALONG MARCEL-LAURIN…
After a frustrating close-to-one-year process, we are finally on the cusp of receiving approval for our revised design for the landscaping work along Marcel Laurin in front of Phase 2. As mentioned in our last What’s Up, this redesign was required because the city rebuilt Marcel Laurin at a different height than what was there before, forcing us to go back to the drawing board after-the-fact so that there wasn’t a gap between our property and the street.
As soon as we get our final revised permit we will start construction of the structural elements of this zone. Unfortunately we will need to wait until the spring before we can complete the hard and soft landscaping components.
