What’s up at Cité Midtown
Welcome to the seventh edition of What’s up at Cité Midtown, the newsletter of Urban Capital’s progress in delivering Cité Midtown.
STILL TO COME AT CITÉ MIDTOWN
While more than half of Cité Midtown has now been completed – over 400 of the approximately 700 condominiums and all 72 townhouses, together with the gym, kid’s playroom, Aisle 24 store, three lounges and extensive landscaping including most of the “Pedestrian Corridor” between the first two condo buildings – there’s still lots to look forward to. Included in Phase 3 will be a work-share space, the splash pad and outdoor pool and more outdoor amenities, as well as Cité Midtown’s café, which will be located in Phase 2 but completed as part of Phase 3.
Below is our current agenda for the next few years, to keep things moving forward!
COMING THIS YEAR
Right now we are focusing our attention on the following elements which will be completed in 2024:
The landscaping along Marcel Laurin (A) should be completed later this summer or early fall, as soon as we receive final approval of our redesigned landscape plan. Unfortunately, without telling us, the city rebuilt Marcel Laurin at a different height than what was there before, forcing us to go back to the drawing board after-the-fact so that there wasn’t a gap between our property and the street.
This Fall we will complete Rue Suzanne Coallier to its base asphalt condition all the way to the new overpass (B), which is what you see now in front of the existing condos and townhouses. At the completion of the overall development, we will come back and lay pavers similar to what is installed now in the “Pedestrian Corridor”, making a seamless connection between the Corridor, sidewalks and the street, which will then become a “Shared Street” for bicycles, pedestrians and cars.
Around the same time we will build the berm that will separate Cité Midtown from the railway tracks at the east end of the property (C). This berm will be landscaped and contain an acoustic wall along the top, cutting down noise from trains passing by.
Lastly, we will start construction of Phase 4 (D), which will be a rental building containing approximately 120 units. We expect this rental building to be completed in mid-to-late 2026.
While we do the above work, the city tells us that they will complete the Intersection at Marcel Laurin and Suzanne Coallier (E), as well as the Overpass to the south (F), both by this coming November, if not sooner.
While it is not 100% certain, as it will depend on the state of the new-condo market by then, we plan to launch sales of Phase 3 (G) this Fall. The building and suite designs are all ready to go and in fact we are in a position to pick up our building permit. So all we need is for the market to further pick up and we’ll be away to the races!
COMING IN 2025 AND BEYOND
The city has advised us that they are planning to start work on Cité Midtown’s public park (H) next summer, so that it will be ready for the Fall of 2025. We have not yet seen any designs for this amenity, but will share them as soon as they are available.
CUSTOMER SERVICE OFFICE NOW CLOSED
Approximately one month ago we were in touch with you to advise that we were closing our Customer Service office, as the one year warranty had expired on most of our sales. At this point any service issues should fall into these three categories:
1. Common Area Deficiencies (such as balconies, hallways, amenities, general building systems, etc.). For these types of issues you should contact Wilkar, your property manager, and they will refer them to us directly:

2. General Repair & Maintenance Items within your Suite that are Out of Warranty (eg. broken appliances, door issues, damaged flooring etc.). These would now be your responsibility, as the homeowner, to fix. Don’t forget that as a handy reference, your most commonly asked questions can be answered by referring to your Cite Midtown Homeowners Guide, available on-line at:

3. Repair Items within your Suite that are Still Under Warranty. If you have an issue specifically related to a previously reported warrantable item in your home that has not been resolved, please email our head office in Toronto at customerservice@urbancapital.ca
As an alternative you can also contact Yohan or Amber at the sales office and they will refer the issue to us to deal with.

ROYALMOUNT TO OPEN THIS AUGUST!
Finally, Royalmount, the much-anticipated mega-retail and entertainment complex just south of Cité Midtown, is set to open in August. The $7 billion project, said to be the largest of its kind in Canadian history, will be a neighbourhood game-changer, offering a host of top retailers, “Le Fou Fou” food hall, and extensive entertainment activities.
